Many of our lending partners utilize Apex to originate and close commercial loans on their behalf, with our strategic partners providing underwriting and loan servicing via a tri-party agreement. This allows for a very distinct separation of loan origination and underwriting. Having closed commercial real estate loans for nearly 20-years, Apex General Counsel reviews borrower entity structures and documents, title, survey, zoning and insurance as well as providing loan documentation for the lender’s review and approval. Our strategic alliance with our partners, allows us to service loans well below market rates.

In evaluating a transaction, Apex goes well beyond the five C’s of credit (Character, Conditions, Capital, Capacity, and Collateral). With over thirty years of CRE lending experience in credit companies, banks and credit unions, the Apex team has been through numerous real estate cycles and has seen what can happen and how to avoid pitfalls. 

The APEX team has originated hundreds of millions of dollars in CRE loans. With our Credit & Risk background we take a very measured approach to reviewing potential transactions. We identify risks, and structure mitigates when possible. Our goal is to develop long-term relationships, not maximize short-term gain so we will not push transactions that do not fit the lenders credit risk profile. 

Dating back to the mid 1990’s, we have been underwriting, or managing underwriting teams across the spectrum of asset classes including but not limited to Multi-Family, Retail, Office, Industrial, Hospitality, Student Housing, Self-Storage, Manufactured Housing, Marinas, Golf Courses, and more.  

Apex’s General Counsel has been drafting and negotiating loan documents for nearly twenty years. This includes work for major international and domestic institutions such as General Electric, Alliant Credit Union, and others. The loan documents have been customized for each state’s unique legal requirements. The transactions have varied from straightforward to highly complex loan structures. 

The APEX General Counsel has closed billions of dollars of commercial real estate transactions of various asset classes, and throughout the United States. Due to our efficiencies, our legal fees for documenting and closing loans is significantly less expensive than using outside law firms. These lower fees make our programs more attractive and more competitive in the marketplace. 

In conjunction with our lending partners, full service professional loan servicing is provided at below market servicing fees. Loan servicing includes detailed comprehensive reporting, Annual collateral reviews, real estate tax monitoring, collections and payment reconciliations, and other traditional loan servicing services.
